City of Fayetteville
Planning & Zoning Commission (Action Minutes – 3/24/2026)
-Conditional Use Permit approved: Adult daycare at 284 Highway 314 (Neighborhood Commercial zoning district).
-Parking variance approved: Reduction in required off-street parking (from 559 to 409 spaces) for 130 N Glynn Street.
-Conceptual site plan/elevations approved (with conditions): Hayloft Cornerstone West at 1347 Veterans Parkway.
Next P&Z meeting is posted for 4/28/2026 (agenda/packet typically publishes on the city site when ready).
Why this matters to REALTORS®: These approvals can signal near-term commercial/service additions and project progression along key corridors (Highway 314, Veterans Parkway). Parking variances and conceptual approvals are also early indicators of development intensity and site design decisions that can influence traffic patterns, walkability expectations, and buyer perceptions.
City of Peachtree City
Council meeting cadence change (effective January 2026 due to City Hall construction): Regular council meetings are set for 6:30 pm on the 3rd Thursday (with work sessions on the 1st Thursday).
Council agenda access: The city directs residents to posted agendas through its meetings/agenda tools and calendar links.
Why this matters to REALTORS®: Meeting schedule changes matter for attendance/monitoring (especially when UDO, infrastructure, or redevelopment items surface). Having the right meeting time/location helps agents and clients stay engaged early—before decisions are finalized.

Town Council Meeting Packet (Revised – 4/16/2026)
-Field use agreement: Tyrone Soccer (TSL) field use agreement for 2026 (consent agenda).
-Eagle Scout project: “Tyrone Inclusive Discovery Path” (consent agenda).
-Updated lease agreement: WOW! Internet, Cable, and Phone facility at 145 Commerce Drive; packet notes expanded service needs tied to new/added town facilities.
Why this matters to REALTORS®: While not zoning-heavy, municipal facility expansions and telecom/site agreements can affect service reliability and amenities—practical quality-of-life talking points that show up in buyer questions (internet service, parks, and town facility improvements).

Board of Commissioners (4/9/2026 Action Agenda highlights)
-2017/2023 SPLOST stormwater project awarded: Culvert replacement at 140 Brandon Mill Circle (award approved).
-GDOT right-of-way contract update: Revised contract for SR 85 / SR 279 / Corinth Road project (funding amounts updated).
-Parks item tabled: Recommendation to close Lake McIntosh Park (June 5–7, 2026) for a collegiate event was tabled to 4/21/2026.
Why this matters to REALTORS®: SPLOST drainage work and GDOT right-of-way actions can translate into construction timelines, access changes, and neighborhood “why is this happening?” questions from buyers and sellers—especially where road and stormwater projects affect perceived convenience and property usability.
State of Georgia
HB 1116 / SB 33 Failed — Property Tax Relief Creates a 1% local sales tax option (effective 2028) to offset homeowner property taxes while tightening rules on local tax increases without voter approval.
HB 413 Passed — Transfer on Death Deeds Allows property owners to transfer real estate via deed without probate.
SB 406 - Passed Expands homeowner protections, improves transparency, and streamlines HOA voting and assembly sales procedures.
HB 162 Passed — Manufactured Housing Tax Cut Cuts state sales tax in half for manufactured homes converted to real property within 30 days.
SB 68 Passed — Insurance Reform Requires insurers to promptly pay disaster claims within clear timeframes and authorizes drone/satellite assessments; creates resilience grant programs.
HB 61 Failed — STR Squatter Protections Expands anti-squatting law to short-term rentals with expedited eviction timelines.
SB 8 - Failed: Remote Online Notary (RON) Would have expanded access to remote notarization services statewide.
SB 458 - Failed - Home Inspector Licensure - Would have established state licensing requirement for home inspectors.
SB563 - Failed: Institutional Investors Housing bill. More than 10 bills of this type failed this year. There was much objection from large investor lobbies.

How It Works
Brokerages are grouped by size:
XS: 0–5 agents
SM: 6–25 agents
MD: 26–75 agents
LG: 76+ agents
The goal is simple:
Encourage as many agents in your office as possible to make the $25 Fair Share RPAC investment.

If you left the RPAC contribution checked during your 2026 dues renewal, your investment already counts toward your brokerage’s participation.
